1. Rents & Utility bills

For the ease of all, we require rents to be paid either monthly by post-dated cheque or by standing order.

Student tenants are responsible for the gas, electricity and any telephone costs. Your rent includes the Water bills. Beyond Rent and Deposits there are NO HIDDEN CHARGES.

2. Tenancy Agreements

The tenancy is an Assured Shorthold Tenancy running from 1st July to 30th June.

We offer reduced non occupational rent for July and August. Any of you are welcome to stay on in the house through the summer, just those staying pay the full rent.

3. Deposits

Deposits are your money that we hold to cover breakages and damage. It is not our intention to keep any of your money. Deposits are held in a Government Deposit Protection Scheme and are refundable at the end of the tenancy subject to all being returned in acceptable condition.

4. Furniture within. & Inventory

We know that these houses are going to be your home for a year, maybe longer. We take great effort into making them homely, we believe that the standard we have to offer is higher than average. An inventory will be issued at the start of the tenancy.

5. Broadband & Electrics

Each bedroom is wired for broadband. Students are responsible for their own connection and payment. Each bedroom has two double power-points, all other rooms have multiple power points.

6. Appliances

All our kitchens are attractive, modern and clean. We supply large fridge/freezers, good washing machines and tumble dryers. Also ironing board & (mostly) Miele vacuum cleaners. Bathrooms have both bath and GOOD showers.

7. Safety

Our houses comply with Government regulations. The central heating boilers are serviced & an annual Gas Check is made each summer by a qualified Gas engineer. Our houses qualify for listing on the Bath University Studentpad website.  Smoke alarms are fitted in each house.

Cycle to university - no big hill to climb from our Combe Down houses.
